Can i build a garden suite already?
Yes. Currently you are only allowed to build a Garden Suite as a 2nd unit. However, you are still able to build one as a 3rd unit today by applying for the proper variances. This by-passes the wait time for the official 3rd unit Garden Suite by-law to pass.
how long does it take to build a garden suite?
2.5 - 3 months. Timing will vary on a per project basis. Applying for variances, customizing suite packages and unforeseen circumstances can all play a roll in the time completion of your specific project.
do i need permits?
Yes. Permits and professional architectural blueprints are required to start building. This means your project will require multiple Building Inspector visits to ensure the project is abiding by the Ontario Building Code. Any builds without permits or using a licensed contractor will result with a Stop Work Order by the City followed with a penalty fine.
Do you offer a full service for building garden suites?
Yes. We offer a full design - build service for your Garden Suite build. Once you contact Garden Suite Builders we will take care of all the steps from; finding out if your property is eligible to build a Garden Suite - to handing over the keys to your fully completed suite.
Can i build a unit ontop of my garage?
Yes. You are able to build a unit on top of your existing garage. An initial site visit by our architect and structural engineer will be required to confirm if the current garage structure is safe to use for this project.
I don’t have that kind of money, can i get financing?
Since Garden Suites are brand new, lenders are slowly watching to see what happens from the side lines before they start financing. However, re-financing your current property to use for the build is a great option at the time being.
